Roshan Khiyani

Associate, Capital Advisory

Mr. Khiyani is a member of the Capital Advisory team at Park Madison Partners and is responsible for due diligence, structuring, financial underwriting, and financial analysis.

Prior to joining Park Madison Partners in 2022, Mr. Khiyani was a Senior Analyst within Brixmor Property Group’s Financial Asset Management team, where he oversaw and managed a portfolio of 87 assets containing over 17 million square feet of retail space. Prior to that, he worked on the asset management teams of Olshan Properties and Pensam Capital.

Mr. Khiyani earned his B.A. in Mathematics and Economics from University of Florida. He is currently pursuing his M.S. in Real Estate Finance and Investment from the Schack Institute at New York University. Mr. Khiyani is also a CFA Level III Candidate.

How did you first become interested in real estate capital advisory?

What first interested me in real estate capital advisory was the variation in the deals. You get exposed to a lot of different deals in all asset classes, such as self-storage, hotels, car washes, etc. You’re always learning something new and being introduced to different structures and personalities.

What are the keys to a successful portfolio recapitalization?

I think there are three major keys for a successful portfolio recapitalization. The first and most important one is to understand the clients’ objectives and motivations. At Park Madison, the team takes the time to really understand what our clients are trying to accomplish and what a successful closing means to them, whether it’s liquidity for the LP investors, capitalizing on a future business plan, achieving the best pricing in the market, or getting go forward equity. The second key is open communication. These transactions can get complicated, and it helps that everyone is on the same page. Keeping all the stakeholders in the loop of what’s going on and how the process is going, goes a long way. The last key is to have the right offering. Park Madison has extensive relationships with institutional LPs and we know what investors are looking for. We work with our clients to construct a portfolio that will be attractive to the market. Once the market clears, we can help client choose the capital partner that best meets majority of their objectives and have a successful portfolio recapitalization.

When you're not at the office, what are you usually doing?

I like to stay active, so I enjoy working out, yoga, muay thai, running, traveling internationally, rock climbing, and playing any sport. I am also a big basketball fan in general and Miami Heat fan specifically. Besides that, I also enjoy winning trivia and board games.
