Warren Kotzas

Mr. Kotzas is a Partner and member of the Capital Advisory team at Park Madison Partners. He is responsible for due diligence, negotiation, structuring, and financial underwriting for all transactions. Mr. Kotzas has over 17 years of experience including the execution of more than $6 billion of real estate transactions across all major asset classes.

Prior to joining Park Madison Partners, Mr. Kotzas was a Co-Founder and Managing Partner of C6 Real Estate, a New York-based investment manager focused on principal investments and recapitalizations. Previously, Mr. Kotzas led US due diligence and execution efforts for Partners Group. During his tenure, he was responsible for structuring and executing complex fund and joint venture portfolio recapitalizations. Prior to Partners Group, Mr. Kotzas was responsible for acquisitions and asset management for Assurant.

Mr. Kotzas holds a BA in Economics from New York University.

Which past experiences prepared you best for your role at Park Madison?

I think the variation in my past experiences has prepared me better than any one thing. I have worked in large, sophisticated institutions with robust processes and complicated strategies, as well as more entrepreneurial settings where I got to build an organization from scratch. In other past roles I’ve also been a limited partner investor, direct and structured investor, and real estate operator. All these experiences help to inform the advice the team and I provide to our clients.

What is the most important part of your job?

Understanding our clients’ goals, challenges, and position in the market and how they line up with investors’ goals. Everything we do comes from that. We are interested in assignments where we consider our client’s needs holistically – not as isolated transactions – so that everything we are doing today sets our clients and their investors up for success and growth tomorrow.

If you weren't in financial services, what would you be doing?

Policy work in Economics after completing graduate level work in the field. I’m interested in understanding the presumptions we have regarding the functioning of our economy and what is possible to use the tools of economics to meet the needs of the 21st century.
